Joan Duncan actually has three titles at Triserv:
So yes, she’s a busy lady! As Conditions Department Manager, she manages a team of five that respond to conditions that lenders request on appraisal reports. As Senior Staff Certified Appraiser/Reviewer, she’s Triserv’s resident UCDP/EAD expert that reviews appraisal reports before they’re submitted to lenders. And as Customer Service Liaison, she works directly with the Customer Service Teams for escalated service issues with completed assignments. In this role, she also answers questions regarding appraisal reports for both appraisers and clients.
Eighteen years ago, Joan was a stay-at-home mom that wanted to get back into the workforce. Her best friend since age 15 is Heather Anglin, one of Triserv’s longest-tenured employees. Heather suggested Joan become an appraiser, which she did in 2004. Joan was one of Triserv’s appraisers back then, and the company asked her to join the team in 2012.
When asked what she loves about her job, Joan says, “I like reviewing appraisals. It’s fun to see the different styles of homes. I enjoy working with appraisers - I really understand them, since I used to be one of them. I truly love my job - I can’t imagine doing anything else!”
What’s challenging for Joan? “Lenders not understanding appraisal reports or the appraisal process. Explaining to them why the value is what it is, or why certain comparables were used instead of others.”
Joan lives in Lilburn, Georgia, a suburb of Atlanta. Her daughter Jacqueline, 28, worked for Triserv for nine years until she became a second grade teacher last year. Her son Daniel, 22, will graduate next year with a degree in Finance. Joan’s family is rounded out with a rambunctious pack of five dogs, a boxer, a lab/pit bull mix, a pomeranian mix, a schnauzer mix, and a blue heeler mix. Three are rescues, and two came from a flea market. Joan is no longer allowed to visit flea markets.
In her free time, Joan loves to kayak, run 5Ks, and dance to any kind of music. She recently tried roller skating, and her New Year’s resolution for this year is to learn to play an instrument, most likely the keyboard.
